Fire sprinkler inspection cost: the factors that drive your quote
Updated · General information, not legal advice
We don't publish price ranges because reliable, sourced figures for this region aren't available and quotes vary widely by building. What we can do is explain what drives the number, so you can compare quotes on the same scope.
Scope drivers
- Number and type of systems: each wet riser, dry or preaction valve, deluge system, and standpipe adds tasks.
- Which frequencies are included: a quarterly program costs more over a year than a single annual visit, but NFPA 25 requires quarterly and semiannual items regardless.
- Fire pumps: weekly or monthly no-flow runs and the annual flow test add labor and equipment.
- Backflow preventers: the annual certified device test and the NFPA 25 forward-flow test are separate tasks; some quotes include only one.
- 5-year and age-based items: internal pipe assessment, check valve internals, gauge replacement, standpipe and PRV tests, and sprinkler sample testing.
- Dry systems: trip tests and winterization add visits and draining.
Site and logistics drivers
- Building size, floors, and ceiling heights (lifts may be needed).
- Access: after-hours work, occupied tenant spaces, escorts, and security requirements.
- Alarm coordination: placing the system on test with the monitoring company and, in New York City, FDNY certificate-of-fitness requirements.
- Travel distance from the contractor's base.
What isn't in the inspection price
Repairs found during inspection (corroded heads, failed gauges, leaking valves, obstructions) are usually quoted separately. Ask how deficiencies are priced and whether the contractor will send photos before doing extra work.
How to compare quotes
- Send every bidder the same list of systems and the same NFPA 25 task frequencies.
- Ask for the report format they deliver and how quickly.
- Ask what's excluded (lifts, after-hours, alarm company fees, water purveyor filing).
- Confirm license or certification for your state, and insurance.
