What a 5-year fire sprinkler inspection includes
Updated · General information, not legal advice
Several NFPA 25 tasks come due every five years. They take longer than an annual inspection, sometimes require draining part of the system, and are easy to forget if your records are incomplete. Here is what the 5-year visit normally covers.
Internal pipe assessment
Every five years NFPA 25 requires an assessment of the internal condition of piping, typically by opening a flushing connection at the end of a main and removing a sprinkler near the end of a branch line to look for corrosion, foreign material, or microbiologically influenced corrosion (MIC). If material that could obstruct flow is found, an obstruction investigation follows.
Valve internals
- Check valves: internal inspection to verify clappers move freely and seat properly.
- Alarm valves, strainers, filters, and restricted orifices: internal inspection.
- Dry-pipe and preaction valves: internals are inspected as part of the trip-test program; the 3-year full-flow trip test is often scheduled alongside 5-year work.
Gauges
System gauges must be replaced or tested against a calibrated gauge every five years. A gauge off by more than 3 percent of full scale must be recalibrated or replaced.
Standpipes and pressure-reducing valves
Buildings with standpipes need a 5-year flow test at the hydraulically most remote outlet, and manual or semiautomatic dry standpipes need a hydrostatic test. Pressure-reducing valves on sprinkler and standpipe systems get a full-flow test every five years. In New York City, standpipe and sprinkler work is also subject to FDNY requirements, including certificate-of-fitness holders for ITM.
How to prepare
- Pull your last five years of reports so the contractor can see what was done and when.
- Ask whether any part of the system must be drained and for how long, and plan the impairment (notifications and fire watch) in advance.
- Ask for photos of the internal assessment and a written description of any obstruction found.
- Compare quotes on the same scope: list the specific 5-year tasks and the systems they apply to.
